The accused have been identified as Ashok Daulat Chokhandre (50) from Adarsh Nagar, Wadi, Indu Raju Ghongde (54) from Tekdi Wadi, Khadgaon Road, and Tulja Kisan Dhore (58) from Juna Nanda, Lonkhairi, all residing in Nagpur district.

Kiran Wankhede, residing in Plot No. 25, Chafle Layout, Navneet Nagar, 7th Mile, Amravati Road, Wadi, Nagpur, lodged a complaint with the police. She alleged that the accused, former owners of Akshita Developers Layout, carved out plots and entrusted Pramodkumar Kartikram Rai to sell plots numbered 1 to 77 between July 20 and 27, 2023.

Despite the plots being sold to Wankhede and others, the accused purportedly forged documents, manipulated 7/12 records, and sold 1.21 hectares of land from a total of 2.07 hectares. This land was registered with the Assistant Sub Registrar Class 1 in the names of Rahul Shivajirao Dhote, resident of Abhilasha Apartment, Hilltop, Nagpur, Sanjay Rajkumar Rughwani, Sarita Rajkumar Rughwani, both residents of Sindhu Society, Jaripatka, and Divya Naresh Gurbani, resident of Vijay Nagar, Katol Road for Rs 2.55 crore.

Additionally, the accused allegedly sold 0.86 hectares of land, part of the aforementioned layout already sold to Wankhede and others, to Prasanna M Pardhi of Samadhan House, Ramdaspeth, and Pankaj Pandurang Vaidya from Borgaon, Gorewada, for Rs 2.45 crore.

It’s worth noting that Prasanna Pardhi, the owner of Samadhan Bar in Bajaj Nagar, has a history of multiple legal entanglements.

The accused orchestrated a scheme to deceive Kiran Pradeep Wankhede and numerous others who invested in plots within the Akshita Developers Layout, reselling the same land to different parties for exorbitant sums, amounting to crores of rupees.

Based on the complaint of Kiran Wankhede, Gittikhadan police have booked the accused as Ashok Daulat Chokhandre, Indu Raju Ghongde and Tulja Kisan Dhore under Sections 420, 120(B) of the IPC. Police Inspector Vinod Kalekar is investigating the matter further.
